The Brisbane suburbs with the best rental availability Jan 2016
It is slim pickings for potential renters looking at houses close to the city, but an oversupply of units is making inner-city apartments more available to tenants, according to Domain Group data.
Areas like North Lakes, Morningside and the Ipswich suburbs of Springfield Lakes and Redbank Plains offer the best rental availability for tenants looking for houses.
House hunters are best placed in Ipswich, with plenty of available stock, while more units are available in New Farm and the CBD. Nundah, in the north-east, is expected to also offer a lot of rental availability this year.
Domain Group chief economist Andrew Wilson said unit availability reflected the big boom of inner city development.
“It’s an inner city story, and units are a good choice for people wanting to live in the city,” Dr Wilson said.
“As for rental houses, the new North Lakes suburb, which was looking to be popular with first homebuyers, has proven that investors have been very active in the area.”
North Lakes Century 21 principal Paul Teague said the area had seen continuous growth, with development over the last year making it a favourite suburb with investors.
“We are seeing more and more investors in the area, especially coming up from Sydney. The area is being pushed by the new development and construction going on,” Mr Teague said.
In the Redland area, Cleveland is tipped to offer good options for both houses and units. Thornlands and Redland Bay are also expected to remain competitive, while unit supply is anticipated to be strongest in Capalaba and Wellington Point.
In Moreton Bay, Caboolture has the best availability for rental houses and units. North Lakes and Morayfield will also offer a good option for housing competition. Redcliffe and Kallangur top the list of suburbs with the most available units.
Woodridge and Eagleby in the outer south have plenty on the market for those looking in the area.
